L'aventure t3Annecy.Com commence début Janvier 2010 et durera presque 2ans.Situé à Annecy en Haute-Savoie, l'appartement de 63m² est de type T3, 2 chambre plus une pièce à vivre (séjour). Lumineux du matin au soir puisque traversant, interphone, ravalement de façade récent (2010-2011), long balcon donnant sur un grand parc calme est arboré (appartenant à la copropriété), nombreuses places de parking non-privatisées, rez de chaussé surélevé (pas de charges d'ascenceur), grande cave à l'entrée du couloir, et l'appartement très bien agencé... Le coup de coeur fut inévitable ! Après un rendez-vous avec plusieurs banques, le Crédit Agricole des Savoies sera retenu pour leur professionnalisme et le taux de crédit intéressant (2,6% CAP2, assurance prêt, habitation, électroménager...) grâce à 2L Gestion et Patrimoine, courtier en prêt bancaire. Le passage devant le notaire fut un soulagement et une épreuve à la fois. Je ne pourrai trop détailler ce passage puisque bien spécifique à chaque transaction, mais retenez que c'est l'acheteur qui choisi son notaire. Oui, en effet, t3Annecy.Com se veut pédagogique ! J'espere pouvoir montrer avec ce site que rénover son appartement seul n'est pas une chose impossible. Rénover ? Et oui, plomberie, électricité, placos, enduits, peinture, carrelage, faïence, menuiserie, décoration... Vous verrez ici les presque 1500 photos de la rénovation. A 95% seul, je remercierai mes amis et famille de m'avoir aidé : - Mon frère Raphaël (déménagement, fixation de la hotte au plafond, raille coulissant de la porte de cuisine, découpe des portes) - Mon autre frère Julien (Peinture des murs de la cuisine, joints de carrelage et pose de carrelage du couloir / séjour) - Mon autre frère Sébastien (Déménagement électroménager / meubles) - Mon père (enlèvement du parquet du bureau et découpage des roofmats pour passage des gaines, photo des "coulisses") - Laëtitia (enlèvement de la tapisserie, passage des fils dans les gaines, et son grand père pour le bouchon de radiateur sur mesure :p ) - Marie (enlèvement de la tapisserie) - Alexandre (Déménagement, démontage des radiateurs en fonte) - Adrien (Pose des meubles) - Florent (Enduit lissage et ponçage des murs du salon) - Mickaël (Ponçage des murs du salon) - Arnaud (ponçage, peinture murs chambres, collage carrelage, lissage des joints) - Christian (Vidage de la cave et déménagement) - Jean-Luc (Mise à disposition d'une remorque et de nombreux aller-retour en déchetterie) - Gerard (Mise à disposition du matériel pour découpe du carrelage et faïence) Pour les partenaires, je vous laisserai regarder dans la partie Partenaires :) Cette aventure fut une expérience formidable et formatrice, mais aussi très éprouvante tant physiquement que moralement... Je remercie mes amis qui ont été là pour me soutenir, Jeremie, Cécile et les autres cités précédemment ;) L'appartement a été vendu en Août 2015, soit 5ans et 8 mois après à hauteur de 217 000 €, réalisant ainsi une plus value de 65 000€, net d'impôt. J'ai ensuite entrepris le développement de plusieurs sites web et logiciel, comme SWOAX ou encore Econeto. Bright from morning till night because crossing, intercom, recent restoration of facade (2010-2011), long balcony looking onto a big quiet park is raised (belonging to the co-ownership), numerous non-privatized parking spaces, rez of put shoes heightened (no loads of elevator),big cellar in the entrance(entry) of the corridor(lane), and very well ordered apartment... Love at first was inevitable ! After a meeting(appointment) with several banks, the "Crédit Agricole des Savoies" will be held for their professionalism and the rate of interesting credit (2,6 % CAP2, insurance loan, house, household electrical appliances) thanks to 2L Gestion et Patrimoine, broker in bank loan. The passage in front of the solicitor was a relief and a test at the same time. I cannot too much detail this passage because very specific in every transaction, but hold that it is the buyer who chosen his solicitor. Yes, indeed, t3Annecy. Com wants to be educational! I hope to be able to show with this site that to renew an apartment alone, is not an impossible thing. To renew?
